On a map, the island and Bluffton look like one place. For a kitchen project they are several. A villa in a Palmetto Dunes regime, a cedar house in Sea Pines, a family home on the north end and an Old Town cottage each come with different rooms, different problems and different people to ask before work starts.
Permits are the clearest example. Everything on the island goes through the Town of Hilton Head Island, with its own flood rule at 49 percent of a structure's value. Across the bridge, permits go through either the Town of Bluffton or Beaufort County, depending on the address. On top of that sit the review boards and owners associations in most planned communities.
That is why these pages exist. Each covers the local housing, the office that handles permits and the condition that matters most there. If you are in a community that is not listed, you can still call. Any home in one of the zip codes above is in our area, and the Hilton Head Island page covers the rules shared across the island.
